The weekend clearance rate, for the umpteenth time, exceeded 80 per cent (84 per cent), putting in teh shade the rate achieved exactly a year ago - 58 per cent. Total auctions, however, are down. Last year there were 703 for the weekend, this weekend there were 569.

The redevelopment of Spencer Street Station is definitely "a goer", and it will ofer major development opportunities to the property industry, according to the project director, Tony Jolly.
The government hopes to have a short-list of three by late September, nominate a preferred bidder in February, and to start work in the third quarter of next year.

It was again a case of too many buyers for too few properties. Auctions were well attended, and the clearance rate finished at 84 per cent, a big jump from the 56 per cent one year ago.

In the $401,000 to $500,000 range, there was a clearance rate of 89 per cent, from $301,000 to $400,000, it was 88 per cent. The most prevalent range was $201,000 to $300,000. A total of 204 properties were on offer at auction, of which 177 sold on the day(87 per cent). Several in this range were two bedroom units, the target of young investors. They are pushing the price of this type of accommodation higher than any other.

According to the media release from REIV, the revenue form stamp duty on property transfer this financial year expected to be $1150 million, it would have been the ideal time to provide at least some stamp duty relief. The Treasurer advised that the Government had no iddediate plans to review stamp duty on all property conveyances.

The Australian Bureau of STatistics estimates that Melbourne added 52,131 people in the 12 months to June. Almost 90 percent of the state's population growth was in the capital city, as it has been for the past decade. The rest of Victoria added just 6135 people. By contrast, the Melbourne city council area along gained 4561 people last year, the boom in inner-city living lift its population by almost 10 per cent.

With the new figures from REIV, Melbourne's inner city apartment market has been analysed the performance over recent years, with median price growth from 1995-1999, Port Melbourne is listed the top of the all, followed by Albert Park, Richmond, Flemington, Brunswick, Abbotsford, Prahran, South Yarra, Collingwood, Fitzroy/North Fitzroy and West Melbourne.

The weekend clearance rate was 83 per cent, after auctions yesterday recorded only a 76 per cent take up. But one year ago the rate was only 63 per cent. There were 654 auctions, 100 fewer than a week ago.
